State Overview
Wyoming has no statewide preemption of short-term rental regulation. STR rules are set entirely by counties and municipalities, and they vary sharply. Teton County (Jackson Hole) runs the strictest regime in the state: STRs of less than 31 days are prohibited countywide except in a fixed list of resort developments approved before May 9, 1994. The Town of Jackson allows STRs anywhere inside its Lodging Overlay / Planned Resort Zone and, since January 1, 2024, in listed residential zones subject to a 60-night annual cap. The state imposes a 4% state sales tax, plus a separate 5% statewide lodging tax in addition to any local taxes.
